Conway's housing includes established neighborhoods near the three college campuses and downtown, along with substantial newer subdivision development on the north and west sides of the city as it has grown along the interstate corridor over the past two decades.
Prices in Conway run below Little Rock's more expensive close-in neighborhoods, which is a large part of the draw for commuters, though the gap has narrowed somewhat as the whole Little Rock metro has grown.
As in other college towns, areas immediately around the three campuses have a real rental presence that buyers looking for a purely owner-occupied block should account for when choosing a neighborhood.

The terrain around Conway is gently rolling rather than mountainous, more similar to a typical Southern river-valley setting than the Ozark hills of northwest Arkansas or the Ouachitas around Hot Springs.
