Mount Pleasant sits just across the Cooper River from downtown Charleston, and it functions as the address most relocating families choose when schools are the top priority. It has grown from a small town into one of the largest municipalities in South Carolina, with a mix of historic Old Village streets, mid-century neighborhoods, and large newer developments toward its northern edge.
The town trades on Charleston's job market, its beaches at Sullivan's Island and Isle of Palms a short drive away, and a regarded public school system, but that combination has made it one of the most expensive places to buy in the state. It is not the discount market some Californians expect from the Southeast.
For a California family used to coastal prices, Mount Pleasant will feel familiar in cost even though the ACS median home value here is still meaningfully below a typical coastal California figure. The bigger adjustment is trading California's income ceiling for Charleston's more limited one.

- You dislike heavy seasonal traffic on the bridges into downtown Charleston.
Housing in Mount Pleasant
Housing ranges from historic homes in the Old Village near Shem Creek, to established 1970s through 1990s subdivisions in the center of town, to large newer developments like those off Highway 17 and toward Carolina Park. Marsh-front and creek-front lots command a significant premium.
The ACS median home value for the town is $748,500, among the highest in South Carolina and well above the statewide figure, though still generally below equivalent coastal property in California.
Flood zone status matters enormously here. Insurance costs and rebuild requirements vary block by block depending on elevation and distance from tidal marsh, so a flood elevation certificate should be part of any offer.
Work and the local economy
Mount Pleasant residents largely work across the Charleston metro rather than in a single town-based economy. Boeing's South Carolina campus, the Port of Charleston, and a growing tech and professional services sector in downtown Charleston and North Charleston are common employers.
Tourism and hospitality tied to Charleston and the beaches support a large share of local service jobs, and healthcare through the Medical University of South Carolina and Roper St. Francis is a significant regional employer base.
Commutes into downtown Charleston or North Charleston can be long during peak hours, since two bridges over the Cooper River funnel most of that traffic.
Climate and hurricane exposure
Mount Pleasant has a humid subtropical climate with hot, humid summers and mild winters. Summer highs regularly reach the 90s with high humidity, and afternoon thunderstorms are routine from late spring through early fall.
Hurricane season, June through November, is the defining seasonal risk. The town has been affected by storm surge and heavy rain from hurricanes and tropical storms in recent decades, and evacuation planning is a normal part of living here.
Winters are mild, with only occasional frost and rare snow, making the climate far gentler than most of inland South Carolina in January but noticeably more storm exposed than coastal California.
