Rochester is a single-employer town in the way that few places its size are, and that employer happens to be one of the best known hospitals in the world. Mayo Clinic dominates the local economy, the local skyline, and the local labor market, and it is the reason a city an hour and a half from Minneapolis has an airport, a convention center, and a downtown full of hotels built for medical travelers rather than tourists.
For a California household, the pitch is straightforward. Home prices are a fraction of the California median, the job market in healthcare, biotech, and the services that support both is deep and still growing, and the city itself is flat, walkable in its core, and organized around the Mayo campus rather than sprawling the way many Sun Belt boomtowns do.
The trade is winter. Rochester sits in southeastern Minnesota with none of the lake moderation Duluth gets and none of the terrain variety either. If Mayo Clinic or an adjacent field is not your reason for moving here, look elsewhere in the state first.

- You need mild winters. Rochester's winters are long, cold, and snowy with no lake or mountain to soften them.
- You want a large, walkable downtown with a wide restaurant and nightlife scene beyond what a city of this size supports.
- You dislike a company-town dynamic where one institution shapes housing demand, traffic, and local politics.
Housing in Rochester
Rochester's housing stock ranges from post-war ranch neighborhoods close to the Mayo campus and downtown, to newer subdivisions on the southwest and northwest edges of the city, to a steady stream of new apartment and condo construction downtown built for hospital staff, traveling clinicians, and patients' families.
The median home value is $310,500, well below the California statewide baseline, and it has continued rising as Mayo Clinic's ongoing expansion project, known as Destination Medical Center, pulls in new residents and investment.
Demand from incoming Mayo staff and from out-of-town families visiting for extended treatment keeps rental and short-term housing markets tight in the neighborhoods closest to downtown, so buyers should expect more competition near the medical campus than in outlying subdivisions.
Work and the local economy
Mayo Clinic is the dominant employer by a wide margin, with tens of thousands of staff across medicine, research, administration, and support functions. Its ongoing Destination Medical Center initiative is a decades-long public-private effort to expand the medical campus and downtown around it.
IBM has maintained a significant presence in Rochester for decades, and a layer of biotech, medical device, and health IT companies has grown up specifically to serve or supply Mayo. Beyond that core, the airport, hotels, and hospitality sector exist largely to support the volume of patients and families who travel to Rochester for care.
If your field is unrelated to healthcare, research, or the services around them, treat the local labor market as narrow. Remote workers and retirees benefit from the amenities Mayo has built without needing a job here at all.
Climate and setting
Rochester sits in the rolling farmland of southeastern Minnesota, without a large lake to moderate temperatures. Summers are warm and humid with pleasant stretches, while winters are long, cold, and snowy, typically running from November into March.
Snow is a routine part of life rather than an event, and the city runs a full snow-removal operation as a matter of course. Californians who have never driven on packed snow or ice should plan a winter visit before committing.
The area is flat to gently rolling, without the terrain drama of Duluth or the Boundary Waters. There is no ocean or mountain view here, only farmland, small rivers, and a compact, walkable medical downtown.

- The city is built for medicine and research first. Nightlife, arts, and restaurant variety are real but modest for a city approaching 125,000 people.
