Housing in Barrington
The housing stock is mostly single-family homes built from the early 1900s through the 1970s, with pockets of newer construction near the water. Colonial and cape-style homes on quarter-acre to half-acre lots are typical, larger than East Greenwich's older core but still modest by California standards.
Barrington is one of the higher-priced towns in Rhode Island, again tied closely to the school district's reputation, and waterfront or water-view parcels carry a substantial additional premium. Rhode Island's property tax structure means the annual bill is a meaningful ongoing cost regardless of the purchase price.
Flood zones matter here given the town's position on the water. Insurance costs and flood-zone status should be checked property by property before making an offer, not after.
Work and the local economy
Barrington has almost no commercial employment base of its own beyond small local retail, professional offices, and services. It is a bedroom community by design and by zoning.
Residents commute primarily to Providence for healthcare, finance, education, and government work, or to the broader East Bay and South Coast Massachusetts job markets. Fall River and New Bedford are also within reach for some commuters.
This is a town to move to once your income is settled, whether that is a Providence job, a remote position, or retirement income. It is not a place to move to and then search locally for work.
Climate and setting
Barrington's peninsula setting on Narragansett Bay gives it a maritime climate that is slightly milder in winter and cooler in summer than inland Rhode Island, but it still gets real winter weather, with regular snow and hard freezes from December through March.
Summers are warm and humid with strong bay breezes near the water. The town's low-lying areas along the rivers and bay see periodic tidal flooding during storms, and that risk is rising over time with sea level.
Hurricane remnants and strong nor'easters are the notable weather risk for coastal property here, and any purchase near the water should include a serious look at flood insurance costs, not just the home price.
