Why Californians look at Door County
Door County is not a single city but a narrow peninsula county jutting into Lake Michigan northeast of Green Bay, made up of small towns and villages including Sturgeon Bay, Egg Harbor, Fish Creek, Sister Bay, and Ephraim. Figures here describe the county as a whole rather than any one place, since that is the level at which the peninsula is generally understood and marketed.
The county has functioned for more than a century as a summer and fall tourism destination for Milwaukee and Chicago, known for orchards, fish boils, lighthouses, and shoreline villages, and increasingly as a year-round retirement destination for people willing to trade winter isolation for water views and small-town scale.
For a California buyer, Door County's appeal is scenery and a slower pace rather than affordability. Home values here run above the rest of rural Wisconsin, driven by second-home and vacation-rental demand, and the year-round economy and services are considerably thinner than in a full-time city.
Door County fits you if
- You want a peninsula, water-oriented setting with an established second-home and retirement culture.
- You are retired or bringing remote income and do not need a deep year-round local job market.
- You want small-town, shoreline living within a day's drive of Milwaukee and Chicago.
- You are comfortable with a seasonal rhythm, busy summers and quiet winters, rather than a steady year-round population.
Look elsewhere if
- You need a full-service hospital system, extensive specialty care, or a large year-round job market. The county's population and services are small.
- You want the cheapest housing in rural Wisconsin. Door County trades at a premium to most of the state due to tourism and second-home demand.
- You dislike seasonal crowding. Summer and fall bring heavy tourist traffic to the peninsula's small villages and two-lane roads.
- You need reliable, frequent commercial air service near home. The county has no significant commercial airport.
Housing in Door County
Housing across the peninsula ranges from modest year-round homes in and around Sturgeon Bay, the county seat and largest town, to premium waterfront and near-waterfront properties in the resort villages further up the peninsula, many of which function as second homes or short-term rentals.
The ACS median home value for the county is $305,800, above the typical rural Wisconsin figure and reflecting the influence of vacation-home demand on the overall market. Population has grown modestly, and the county skews notably older than the state as a whole.
Because so much of the peninsula's housing stock serves seasonal and vacation demand, year-round inventory in walkable, service-rich areas like Sturgeon Bay is more limited than the county's total housing numbers suggest.
Work and the local economy
Tourism, hospitality, and seasonal retail dominate the county's private-sector economy, with employment concentrated heavily in the summer and fall shoulder season around orchards, festivals, and lakeshore activity.
Sturgeon Bay also has a longstanding shipbuilding and marine industry through Fincantieri Bay Shipbuilding, one of the few sources of steady, non-seasonal skilled manufacturing employment on the peninsula.
Outside tourism and shipbuilding, year-round private-sector employment is limited, and many working-age residents commute to Green Bay, about 45 minutes south of Sturgeon Bay, for broader job options.
Climate and setting
Door County sits on a narrow peninsula between Lake Michigan and the bay of Green Bay, and that water exposure moderates temperatures somewhat compared to inland Wisconsin, delaying spring and tempering the worst summer heat.
Winters are still cold and snowy, with lake-effect snow bands common on the peninsula, and many of the smaller resort towns see reduced services and shortened hours outside the summer and fall tourist season.
Summer and early fall bring the county's best weather and its heaviest crowds, with the peninsula's two-lane highways slowing considerably on weekends during peak color and harvest season.

- The one community hospital covers routine care; specialty medicine generally means a drive to Green Bay.
- Summer and fall bring heavy tourist traffic on narrow, two-lane peninsula roads.
