- You are comfortable with a car-dependent, HOA-heavy suburb rather than a walkable downtown.
Look elsewhere if
- You want walkability, transit, or an established historic neighborhood. Gilbert is almost entirely car dependent.
- You want to avoid HOA rules and fees. Most Gilbert subdivisions built since the 1990s carry one.
- You dislike extreme summer heat. Gilbert sees many days above 110 degrees each July and August.
- You need a dense, specialized local job market outside retail, healthcare, and education.

Gilbert's housing stock is dominated by single-family subdivisions built from the 1990s through today, mostly stucco construction with tile roofs, two-car garages, and small to mid-sized lots. Older, smaller homes cluster near the original downtown Gilbert grid; the rest of the town is newer master-planned development radiating outward.
The ACS median home value for the city is $575,100, well above the Phoenix metro's overall median but still a fraction of most coastal California markets. The median annual property tax bill for owners with a mortgage is $2,407, and the median monthly owner cost with a mortgage is $2,174.
New construction is still active on Gilbert's eastern and southern edges, so buyers who want a brand-new home rather than resale have real options, though the cheapest lots and the largest subdivisions have already been built out closer to the center of town.
Work and the local economy
Gilbert does not have one dominant employer. Its economy leans on healthcare, with Dignity Health, Banner Health, and other systems operating campuses in town, and on a growing bioscience and technology sector that the town's economic development office has actively recruited.
Retail, education, and municipal government round out local employment, and a large share of Gilbert residents commute to jobs elsewhere in the Phoenix-Mesa-Chandler metro, including Chandler's semiconductor and tech corridor and Tempe's office and finance base.
If your income is remote or portable, Gilbert's appeal does not depend on the local job market. If you need to find work locally in a specialized field, expect to commute within the metro rather than find it inside Gilbert's borders.
Climate and setting
Gilbert sits in the Sonoran Desert at roughly 1,280 feet elevation, inside the same Phoenix basin heat pattern as the rest of the Southeast Valley. Summers are long, dry, and severe, with many days exceeding 110 degrees in July and August and overnight lows that stay uncomfortably warm.
Winters are mild and dry, with daytime highs typically in the 60s and 70s and almost no snow. Spring and fall are short but pleasant, and much of Gilbert's outdoor community life, from farmers markets to youth sports leagues, happens in those shoulder months rather than in summer.
Water and air conditioning costs are a real budget line here that most California coastal residents are not used to planning for. Summer electric bills for a mid-sized home routinely run several hundred dollars a month.

- Phoenix Sky Harbor International Airport is about 25 miles northwest, with extensive domestic and international service.
- Highways
- US 60 and the Santan Freeway (Loop 202) serve Gilbert; Interstate 10 is a short drive west.
