Why Californians look at Kailua, Oahu
Kailua sits on Oahu's windward coast, on the far side of the Koolau range from Honolulu, reached by two tunnel highways through the mountains. It has a well-known beach, a walkable small downtown, and a population that mixes longtime local families, active-duty military tied to nearby Marine Corps Base Hawaii, and a growing number of remote professionals who can afford the premium to live here.
That premium is the central fact about Kailua. The ACS median home value for the city is $1,353,700, among the highest of any place on this site, and it reflects decades of restricted land supply on a coastal plain hemmed in by mountains, wetlands, and a military base. A California seller bringing coastal Bay Area or Los Angeles equity will find familiar prices here, not a discount.
What Kailua buys is not affordability. It buys windward Oahu's cooler, wetter climate, a real town center instead of a resort strip, and a short commute over the Pali or Likelike highway to Honolulu jobs when that commute is tolerable.
Kailua, Oahu fits you if
- You have California-level home equity and want Oahu's most livable non-resort town.
- You or a family member has a tie to Marine Corps Base Hawaii or Adventist Health Castle.
- You want a walkable beach town with real grocery stores, schools, and a downtown, not a condo tower district.
- You can work remotely and do not need a daily Honolulu commute.
Look elsewhere if
- You are trying to reduce your housing cost by leaving California. Kailua will not do that.
- You need a daily commute into downtown Honolulu. The Pali and Likelike highways back up hard at rush hour.
- You expect mainland-style retail chains and big-box shopping close by. Most of that is a drive to Honolulu.
- You are sensitive to humidity and rain. Kailua is on the wet, windward side of the island.
Housing in Kailua
Kailua's housing stock is mostly single-family homes on modest lots built from the 1950s through the 1970s, concentrated between the beach and Kailua Road, with newer infill and remodels commanding the highest prices near the water. Multi-family and condo product exists but is a smaller share of the market than in Honolulu proper.
The ACS median home value is $1,353,700, the median monthly owner cost for a mortgaged home is $3,948, and the median annual property tax for a mortgaged home is $3,881. Hawaii's low nominal property tax rate keeps that tax figure well below what a California home of similar value would owe, but it does not offset the purchase price.
Turnover is limited and competition for listings is real, closer in character to a coastal California market than to anywhere else on this site. Buyers should expect to compete rather than to shop a wide selection.
Work and the local economy
Marine Corps Base Hawaii, on the Mokapu peninsula at Kailua's edge, is the area's largest single employer and anchors a substantial share of local households through active duty, civilian, and contractor positions. Adventist Health Castle, a 160-bed hospital founded in 1963, is the other major local employer and the main source of acute healthcare for windward Oahu.
Beyond the base and the hospital, Kailua's economy runs on small retail, restaurants, tourism-adjacent services around the beach, and the Oahu-wide public and visitor-industry jobs that most windward residents commute to in Honolulu.
Local private-sector hiring outside healthcare, government, and the military is thin. Most non-remote professionals who live in Kailua commute to Honolulu for that reason.
Climate on the windward side
Kailua sits on Oahu's windward coast, which means steady trade-wind breezes, more cloud cover, and considerably more rainfall than Honolulu or Oahu's leeward beaches get. Temperatures stay in a narrow range year-round, generally the high 70s to mid 80s by day.
Rain arrives most often as brief windward showers rather than sustained storms, heavier from roughly November through March. The trade winds that bring the rain are also why Kailua is popular for windsurfing and kitesurfing on its bay.
The tunnels connecting Kailua to Honolulu, the Pali Highway and the Likelike Highway, can close briefly in heavy weather or landslide conditions, which is worth knowing if your commute or errands depend on crossing the mountains daily.

- Home prices are at or above California coastal levels. This move does not lower housing cost for most sellers.
- The Honolulu commute crosses a mountain range through one of two tunnels, both of which see heavy traffic and occasional closures.
- Rain and humidity are part of daily life on the windward side, a real change from most of California.
- Non-military, non-healthcare private-sector job depth is limited locally.
