Tampa's housing runs from bungalows and Craftsman homes in Seminole Heights and Tampa Heights, to grand historic homes in Hyde Park and Davis Islands, to newer master-planned subdivisions in New Tampa and along the eastern edge of the city near Interstate 75. South Tampa carries the steepest premiums given its proximity to downtown, the water, and MacDill.

Tampa Bay's shallow, funnel-shaped geography makes the metro area especially vulnerable to storm surge in a direct hurricane hit, a risk that emergency planners and insurers have flagged for decades. The region has been fortunate to avoid a direct major hit in recent years, but 2024's Hurricane Helene and Hurricane Milton both caused significant flooding and wind damage across the Tampa Bay area even without a direct landfall on the city itself.
