Alpharetta sits about 25 miles north of downtown Atlanta at the top of the Georgia 400 corridor, and it has spent the last two decades turning into one of the Southeast's densest concentrations of technology employers. Companies like ADP, Verizon, and dozens of smaller software and fintech firms have offices here, and the city markets itself, not without reason, as the Technology City of the South.
For a California household in tech, this is the closest thing Georgia offers to a familiar job market. Salaries will not match Bay Area scale, but the cost of living gap is large enough that the trade often still favors the move, especially for a homeowner cashing out California equity.
The catch is price. Alpharetta is the most expensive city on this list, its schools and safety numbers command a real premium, and buyers should expect to compete for inventory in the way they would in a strong California suburb, just at a lower absolute price.

- You want charm and age in your housing stock. Most of the city was built from the 1990s onward.
- You dislike car-dependent suburban commuting. GA-400 congestion at rush hour is real.
- You want walkable urban density outside of the Avalon core.
Housing in Alpharetta
The housing stock is overwhelmingly 1990s-to-present subdivision construction, ranging from townhomes near Avalon and downtown to large-lot executive homes toward Milton. New construction continues at the edges of the city, and renovated older homes near the historic downtown core carry a premium for walkability.
The ACS median home value is $649,000, well above the Georgia state figure and above most other cities in this guide, though still a fraction of coastal California pricing. Property tax bills in Fulton County run higher than rural Georgia counties but remain well under California's effective rates on a comparable home.
Competition for well-located, updated homes near top-rated schools is genuine. Buyers moving from a competitive California market will recognize the pattern, just at a lower price ceiling.
Work and the local economy
Technology and corporate services anchor the local economy. ADP's global headquarters is here, along with Verizon regional operations and a cluster of smaller software, fintech, and telecom firms drawn by the North Fulton talent pool and highway access.
Beyond tech, Avalon and North Point Mall support a large retail and hospitality workforce, and the city's healthcare and professional services sectors have grown alongside the population.
A household bringing remote California income will do very well here. A household needing to place a specialized tech career locally has a genuinely better shot in Alpharetta than almost anywhere else in Georgia, though salaries still trail the Bay Area by a wide margin.
Climate and setting
Alpharetta has a humid subtropical climate. Summers are hot and consistently humid, with July highs typically in the upper 80s and frequent afternoon thunderstorms. Winters are mild, with occasional freezes and the rare disruptive ice storm rather than sustained snow.
Humidity is the biggest adjustment for a California transplant. It is present most of the year, not just in summer, and it affects everything from lawn care to how a summer afternoon actually feels compared to a dry 90-degree day in California.
Severe thunderstorms and occasional tornado watches are a normal part of spring and fall here, a category of weather risk most of California simply does not have.

- Northern Atlanta suburb along the Georgia 400 corridor, roughly 25 miles from downtown Atlanta.
The trade-offs
- This is the most expensive city in this guide. The savings from leaving California are real but smaller here than in most of Georgia.
