Decatur's housing stock is mostly bungalows, craftsman homes, and mid-century houses built from the 1920s through the 1950s, on small lots close to downtown. Renovation and teardown-rebuild activity has been intense for years, pushing prices well above what the city's size would suggest.
The ACS median home value is $655,900, among the highest in this guide and comparable to or above many mid-tier California metros, though still well under the Bay Area or coastal Southern California. Most residents commute into downtown Atlanta, Emory University and Emory Healthcare in nearby Druid Hills, or the broader metro.
Emory University and Emory Healthcare, both a short drive or MARTA ride away, are major regional employers in medicine, research, and higher education and draw many Decatur residents.
This is a bedroom city for the metro's broader economy rather than a jobs center in its own right. Its appeal is proximity and lifestyle, not local employment depth.
Climate and setting
Decatur shares metro Atlanta's humid subtropical climate: hot, humid summers with July highs typically in the upper 80s, mild winters with occasional freezes, and heavy tree cover that keeps the city noticeably shadier and cooler at street level than open suburbs.
Spring and fall bring the region's severe thunderstorm season, and the area's mature tree canopy, part of its charm, also means real risk of downed limbs and power outages during storms.
Snow is rare and usually minor, but the occasional ice storm can shut the city down for a day or two, since neither the infrastructure nor the driving habits are built for it.
