Savannah is Georgia's oldest city and its only true coastal population center in this guide, built around a historic downtown of squares and live oaks that draws millions of tourists a year. Unlike the Atlanta suburbs above, Savannah has its own independent economic base, most importantly the Port of Savannah, one of the busiest container ports in the country.
That port has pulled in logistics, manufacturing, and distribution investment for a wide radius around the city, giving Savannah a job market that does not depend on Atlanta at all. - You are risk-averse about flooding, storm surge, or hurricanes. Coastal Georgia sees regular tropical storm impacts and evacuation orders.
- You need a deep, diverse white-collar job market outside logistics, tourism, healthcare, and film.
- You want dry heat. Savannah's summer humidity is intense and prolonged.
- You want strong household income figures; Savannah's median household income trails the Georgia state figure.
Housing in Savannah
Housing ranges from restored antebellum and Victorian homes in the National Historic Landmark District downtown, to mid-century neighborhoods on the south side, to newer suburban development toward Pooler and the Chatham County line. Downtown historic homes carry a premium tied to tourism-driven demand, including short-term rental use.
The ACS median home value is $248,900, the lowest of any city in this guide and well below the Georgia statewide figure in percentage terms relative to other metro cities, though median household income here is also lower.
Flood risk should be checked parcel by parcel. FEMA flood maps and elevation matter enormously in Savannah in a way they simply do not in the Atlanta suburbs, and flood insurance costs can be a meaningful part of the real monthly cost of a coastal or low-lying property.
Work and the local economy
The Port of Savannah, operated by the Georgia Ports Authority, is one of the largest and fastest-growing container ports in the country, and it has pulled in a large logistics, warehousing, and manufacturing base along the I-95 and I-16 corridors, including major plants built specifically to be near port access.
Tourism and hospitality are a second major pillar, given the historic downtown's draw, along with a growing film and television production industry that uses Savannah's architecture and nearby soundstages.
Memorial Health and St. Joseph's/Candler anchor healthcare employment, and Hunter Army Airfield and nearby Fort Stewart add a military and defense-adjacent layer to the regional economy.
Climate and coastal exposure
Savannah has a humid subtropical climate with genuinely hot, humid summers, July highs typically near 90 with heavy afternoon humidity, and mild winters with occasional frost but rare freezing weather.
Hurricane season, June through November, is not a theoretical risk here. Savannah has faced direct hurricane threats and evacuation orders in recent years, and even storms that make landfall elsewhere on the Southeast coast can bring significant rain, wind, and storm surge.
Heavy rain flooding is a recurring issue in some downtown and low-lying neighborhoods independent of named storms, tied to the city's low elevation and aging stormwater infrastructure in older areas.

- Summer humidity is intense and lasts longer into fall than in the Atlanta suburbs.
- Downtown tourism brings crowds, short-term rental competition for housing, and seasonal traffic that residents have to plan around.
