Most of Olathe's housing was built from the 1990s onward, with active new-construction subdivisions still underway on the city's south and west edges. Two-story homes with attached garages on standard suburban lots are the dominant product, alongside a smaller historic core near downtown with older bungalows.

Prices run below Overland Park for comparable size and age of home, which is the city's core value proposition for a buyer who wants Johnson County schools without Johnson County's most expensive zip codes.

Work and the local economy

Olathe benefits from the same broad Johnson County job market as Overland Park, with a shorter commute to employers along the College Boulevard and 435 corridors than more distant suburbs.
