Overland Park is the second largest city in Kansas and the anchor of Johnson County, the wealthiest and most job-dense county in the state. It sits on the Kansas side of the Kansas City metro, roughly 20 minutes from downtown Kansas City, Missouri, and it functions as the corporate and retail center for the entire southwestern side of the metro.

The city was built out largely after 1960 as a planned suburb, and that shows in wide arterial roads, business parks along the College Boulevard and 119th Street corridors, and subdivisions with more uniform lot sizes than an older Midwestern city. It is not a historic downtown you move to for character. It is a place you move to for schools, safety, and a deep local job market.

For a California seller, Overland Park will feel like the most expensive stop in Kansas, and it is. The trade is that it also carries the least career risk of any city in this state, because Johnson County's employment base is broad rather than tied to one industry or one institution.

Overland Park fits you if

  • You want the strongest public school reputation in the Kansas City metro and are willing to pay Johnson County prices for it.
  • You need a deep, diversified white-collar job market rather than a single anchor employer.
  • You want suburban convenience, chain retail, and short drives to a major-metro airport and hospitals.
  • You are relocating for a corporate transfer to a Johnson County employer.

Look elsewhere if

  • You are chasing the lowest possible Kansas cost of living. Overland Park is priced well above the rest of the state.
  • You want a historic or walkable downtown core as your everyday setting.
  • You want rural space or acreage close in. Overland Park is fully built-out suburban.
  • You are sensitive to sprawl and heavy arterial traffic at peak hours.

Housing in Overland Park

Housing ranges from 1960s and 1970s ranch and split-level neighborhoods in the older north end, to large two-story homes in 1990s and 2000s subdivisions farther south toward 135th and 159th Streets, to newer construction still filling in near the Johnson County line. Homeowners associations and uniform setbacks are the norm in the newer sections.

Home values here are the highest in Kansas by a wide margin, reflecting Johnson County's school reputations and job access rather than any shortage of land. A buyer coming from a California market will still find dramatically more house for the money than at home, even if Overland Park costs more than any other city in this guide.

Kansas has no state cap on property tax rates the way some states do, and Johnson County mill levies run higher than rural Kansas counties because of the services and schools they fund. Expect the tax bill to track the home's higher value accordingly.

Work and the local economy

Johnson County is the corporate heart of the Kansas City metro. Employers headquartered or with a major presence in or near Overland Park have historically included Garmin, T-Mobile's former Sprint campus in nearby Overland Park, Black & Veatch, and a wide base of financial services, healthcare administration, and logistics firms.

The city's own retail and commercial tax base is unusually strong for its size, anchored by corporate campuses along College Boulevard and the Corporate Woods office park, which keeps municipal services and school funding well supported relative to much of the state.

For a remote worker, Overland Park offers the practical advantage of Kansas City International Airport within a manageable drive and a genuine private-sector labor market if a future job search becomes necessary, which is not true of most smaller Kansas cities.

Climate and setting

Overland Park sits in the humid continental climate zone typical of eastern Kansas. Summers are hot and humid with regular days above 90 degrees, winters bring cold snaps and periodic snow and ice, and spring is severe weather season, with tornado watches and warnings a normal part of the calendar from April through June.

Humidity is the biggest adjustment for a California household. Summer air feels heavier than anywhere in coastal or inland California, and central air conditioning is not optional here, it is standard equipment in nearly every home.

Severe thunderstorms, hail, and occasional tornadoes are a real seasonal risk in this part of Kansas. Most homes do not have basements built as dedicated storm shelters, but many do have basements, and a weather radio or phone alert habit is standard practice for residents.

Getting around, care, and schools

Commercial air
Kansas City International Airport (MCI), roughly 35 to 40 minutes north, with a full national and growing international schedule after its 2023 terminal replacement.
Highways
Interstate 435 loops the metro through the city; US 69 and Interstate 35 provide north-south and diagonal access.
Hospital
AdventHealth Shawnee Mission and Overland Park Regional Medical Center both serve the city directly.
Public schools
Blue Valley School District and Shawnee Mission School District, both widely regarded within the metro.
Higher education
Johnson County Community College in Overland Park; the University of Kansas is about 25 miles southwest in Lawrence.

The trade-offs

  • This is the most expensive city in the guide. You give up some of the cost advantage that makes leaving California worthwhile elsewhere in Kansas.
  • The built environment is suburban arterial and business park, not a walkable historic core.
  • Spring severe weather, including tornado risk, is a real seasonal fact of life here that does not exist in most of California.
  • Traffic on 435, 69, and the east-west arterials backs up at rush hour the way any metro suburb does.
