Figures are US Census Bureau American Community Survey 2020 to 2024 5-Year Estimates for the city place. Property tax and monthly cost rows cover owner-occupied units with a mortgage, so they describe what current owners pay, not what a new buyer would pay at today's prices. Why Californians look at Kingston

Kingston was New York's first capital, and its Stockade District still holds one of the best-preserved collections of Dutch colonial and early American stone buildings in the state, now filled with restaurants, shops, and galleries rather than the industrial and rail businesses that once ran the district down. Uptown Kingston, Midtown, and the Rondout waterfront each have distinct characters, from historic and gentrified to still working-class and transitional.

The city sits at the edge of the Catskills, close enough to Woodstock, the Ashokan Reservoir, and Catskill Park trailheads for weekend and even weekday access, and about 90 minutes from New York City by car via the New York State Thruway. There is no direct commuter rail into Manhattan from Kingston itself, which sets it apart from Beacon and other Hudson Line towns.

For a California buyer, Kingston is often cited as the town where remote-work migration during the pandemic pushed prices up fastest in the mid-Hudson Valley. The ACS median home value of $315,500 remains below Beacon's and well below coastal California, but it is well above the true upstate discount cities like Rochester or Buffalo, and long-time residents will tell you plainly that the last several years changed the market.

Kingston fits you if

  • You want walkable historic architecture, restaurants, and galleries in a small Hudson Valley city.
  • You want Catskills hiking, skiing, and reservoir access within a short drive.
  • You are bringing remote income and do not need a daily rail commute to Manhattan.
  • You want a mid-Hudson Valley location without paying Beacon's rail-adjacent premium.

Look elsewhere if

  • You want upstate New York's low, low prices; Kingston has moved well past that range in the last several years.
  • You need a direct Metro-North commute; Kingston has no commuter rail into the city.
  • You want a uniform, already-gentrified city; Kingston's neighborhoods vary sharply in condition and investment.
  • You need a large regional hospital system for complex care beyond the local hospital.

Housing in Kingston

The Stockade District's stone and brick colonial-era buildings command the highest prices and the most tourist and second-home interest. Midtown holds more affordable, older frame housing still working through uneven investment, while the Rondout waterfront has seen its own wave of restaurant and gallery-driven renewal.

The ACS median home value for the city is $315,500, and the median annual real estate tax bill for owners with a mortgage is $5,935, both up substantially from a decade ago as remote-work-era demand from New York City buyers reshaped the market.

Buyers should expect real block-by-block variation. Two houses a few streets apart can differ sharply in price and condition depending on which wave of Kingston's uneven redevelopment has reached them.

Work and the local economy

HealthAlliance Hospital, part of the Westchester Medical Center Health Network, and the surrounding healthcare sector are among the city's largest employers, alongside Ulster County government, which is headquartered in Kingston.

Tourism, restaurants, and the arts economy tied to the Stockade District and Rondout waterfront provide a growing share of local employment, echoing the broader mid-Hudson Valley shift toward hospitality and creative-economy jobs.

As with Beacon, Kingston works best for households with portable income or a commuting arrangement to Poughkeepsie, Albany, or occasionally New York City by car, rather than for someone depending entirely on the local job market.

Climate and setting

Kingston has a typical mid-Hudson Valley climate, with cold, moderately snowy winters and warm, humid summers, moderated somewhat by the Hudson River and the foothills of the Catskills just to the west.

The Catskills bring heavier snow at elevation than Kingston itself sees, which matters for anyone planning to ski or hike regularly at nearby areas like Hunter or Belleayre.

Flood risk exists along the Rondout Creek and Hudson River waterfront in specific low-lying areas, worth checking on a property-by-property basis, but the region has no wildfire or hurricane exposure comparable to California.

Getting around, care, and schools

Commercial air
Stewart International Airport, about 30 miles away in Newburgh, offers limited service; New York City airports are roughly two hours by car.
Highways
New York State Thruway (Interstate 87) and Route 209 serve the city; the Thruway puts New York City about 90 minutes south.
Hospital
HealthAlliance Hospital, part of the Westchester Medical Center Health Network.
Public schools
Kingston City School District.
Higher education
SUNY Ulster (Ulster County Community College) is nearby in Stone Ridge.
Setting
West bank of the Hudson River at the edge of the Catskill foothills.

The trade-offs

  • Prices have risen sharply over the past several years and no longer represent an upstate discount.
  • There is no direct commuter rail to New York City, unlike Beacon and other Hudson Line towns.
  • Neighborhood quality and investment vary block by block, so the address matters as much as the city name.
  • Serious specialty medical care usually means a trip to Albany, Poughkeepsie, or Westchester County.

Other New York towns people compare

  • Rochester

The cheapest real housing stock of any sizable Northeast city, built on an imaging and optics engineering base that survived Kodak's decline.

  • Buffalo

A revived waterfront and downtown core, a healthcare and finance-driven economy, and some of the lowest home prices among large Northeast cities.

  • Saratoga Springs

Upstate New York's most desirable small city, built around thoroughbred racing, mineral springs, and a walkable downtown, priced well above the rest of upstate.

  • Ithaca

Two colleges, deep gorges, and the most left-leaning small city in the Finger Lakes, with prices set by student demand rather than the regional market.

  • Beacon

A Hudson Valley arts town with a direct Metro-North line to Manhattan, popular with people who need occasional access to the city rather than a daily commute.
